Buyers and their agents see everything in your price range. If your home is priced 5–10% above comparable sales, the right buyers never even book a showing — it's out of their search range — and the ones who do look expect more than you have. The result? Your listing goes stale, you chase the market down with price cuts, and you typically net less than if you'd priced correctly from day one.
Sometimes — in high-demand areas and price brackets with thin inventory, pricing slightly below market can drive enough competing offers to push the final price above what a full-price list would have fetched.
