Part 1 — Pricing: the most important decision

The science of comparable sales

Your home's value isn't what you "need" from the sale, or what your neighbour once asked — it's what similar homes have actually sold for recently, adjusted for condition, size, location, and features. I pull every relevant comparable in your area before we talk numbers, so the price is defensible to buyers and their agents.

The cost of overpricing

Buyers and their agents see everything in your price range. If your home is priced 5–10% above comparable sales, the right buyers never even book a showing — it's out of their search range — and the ones who do look expect more than you have. The result? Your listing goes stale, you chase the market down with price cuts, and you typically net less than if you'd priced correctly from day one.

The first two weeks matter most: a new listing gets its peak attention the moment it hits the market. That's when a well-priced home collects multiple showings — sometimes multiple offers. Wasting that window on a "test the market" price is the most common (and most expensive) seller mistake.

Should you price under market to create a bidding war?

Sometimes — in high-demand areas and price brackets with thin inventory, pricing slightly below market can drive enough competing offers to push the final price above what a full-price list would have fetched. But it's a strategy with real risk if demand doesn't show up. We'll decide together based on the live data for your specific home, not a formula.

Part 2 — Prep & staging that pays for itself

Fix or disclose — never hide

Deferred maintenance surfaces at inspection and costs you twice: once in renegotiation, once in trust. Small issues buyers can see (a dripping tap, a cracked outlet cover, a squeaky gate) create an impression of neglect that tars the whole house. Fix the cheap stuff, price for or disclose the big stuff.

Over 90% of buyers start online, and your photos decide whether they click or scroll past. Professional photos (included in my listing package) consistently show a measurable difference in showing activity versus phone snapshots. Drone shots, twilight exteriors, and wide-angle interiors earn their cost in days.

Not all offers are equal

The highest number isn't automatically the best deal. A slightly lower offer from a pre-approved buyer with a big deposit, flexible dates, and few conditions often beats a higher offer that's financing-shaky or packed with conditions. I evaluate every offer on price, and on how likely it is to actually close.

Counters, conditions, and keeping deals alive

Most deals involve a counter-offer or two. We'll agree in advance on your walk-away terms so decisions are calm, quick, and consistent. During condition periods (financing, inspection), I keep everything on schedule and step in fast if issues surface — that's when unmanaged deals die.

Closing checklist (Alberta)
